If you own a larger parcel of property on a lake or river and have considered selling, you want to read the following information before you get too far into the process.  Most people are a bit turned off by land developers because of the tactics they employ and the end result of their work.  I think most people see these companies as slicers and dicers of the landscape, maximizing every square inch of land along the way.  As a land owner, you have much more control than you think on legacy of your property.

When you have a parcel of property that could be developed, there are several options that can be applied in an attempt to sell the property.  You could consider the offer(s) presented by those interested in the property (usually developers), you could take the property through the development process and then market a project to the same suitors, or you could take the property through the development process, build the infrastructure, and market the property to individual buyers.  As you move from one level to the next, the process gets more involved and the potential for gains and losses increases.  As you go through the development process though, you can have a significant impact on the end result thus leaving your mark on the landscape.
