Add Value to Your Property by Staging
The surest way to get the best price for your property is to eliminate doubt. As agents dealing with undeveloped lots, we almost always get asked the same questions. Questions about shoreline, trees, elevation can all be easily answered, but others about septic systems, wells, variances and issues related to building are not always so easy to address. Answering these questions with the proper documentation can save time and money when the negotiating starts.
The process of buying a lake property can be an extremely emotional for people. Often times the most excitement comes during the initial stages of looking when a property is identified as the one. If you want to convert that excitement into potential sale, the technical questions that could be "deal breakers" should not be allowed to linger. The longer a buyer has to wait for this information, the less chance they will move on the property. I believe it is extremely important to invest a little money up front to save potentially thousands during negotiations. If an agent answers questions with documentation versus "what usually happens in a situation like...", doubt is eliminated.
One other thing to consider, sometimes it is difficult to imagine the view, how many steps it will take to get to the water or how where the building setback will be, if you put in the steps or flag the setback line, it is much easier to see their cabin. Steps are the first things that come to mind about this issue. If a potential customer just slid down a hill in an attempt to look at the shoreline or walked down 25 steps, you can guess which situation is going to secure the better price. Remember, sometimes things like this are as much for damage control in negotiations and not to make an elevated lot seem level.

Statistics show that greater than 80% of people searching for a home, begin their search on the Internet. If someone looking for their primary residence is looking on the Internet, what is the first tool they will use to search for a lake property? I remember sitting in a meeting in 1996 when I worked for a land company and the issue of Internet marketing came up, the value of the Internet was flatly denied and it was declared "nobody would ever buy a piece of lake property off the Internet." Oh how times have changed.
Your property should be on the Internet and you should have some pictures posted to give buyers and idea of what it there. We live in a time when peoples attention span is relatively short. If they are cruising the web late at night, you don't want to get overlooked because you lack pictures. Plus it will be the first thing they want. There is one place for sure you should post your property: craigslist.org. It doesn't get much easier or cost effective. If you take out ads in a newspaper or magazine, keep your expectations low. I think agents look more than buyers. Don't be surprised if the majority of calls are in fact agents. EBay is another option for 24/7 real esate ads. I anecdotally had a seller tell me they generated a ton of response from their EBay ad from all over the country.
