Seller's Corner Continued...

I think we can all agree that sellers want the most money they can get for their property and buyers want to pay the least amount possible to buy the property.  Genius right.  I have heard many agents make the claim that FSBOs actually get less for their property than when listed with an agent after it is all said and done.  That might be the case for a house in SW Minneapolis, but I am not sure that is the case with recreational property.  To me the difference is all about motivation.   Most people who buy recreational property do so because they can.  Consequently, when the sell, they will hold it until someone meets their price.   If you are selling your house in the city, any city, chances are you are moving out of the area, you have outgrown your space, etc.  Whatever the reason, you want it sold as fast as possible.  So agents price things much more appropriately.

I don’t think that happens with recreational property. I believe most sellers know what they want to take home from the sale of their recreational property.  If they list it with an agent, they take their established number, tack on the commission and there is the listing price.  Their take home number is most likely in line with the market, but once you add the commission, the property is immediately overpriced.  It is a recipe for an expired listing with little action.  Most owners who experienced this see what the agent did and figure “I can do that”.  It is all about the price, terms and motivation.  If the price is too high, people think you are unmotivated.  They don’t want to negotiate with unmotivated sellers.  My gut tells me that I will pay too much if I deal with an unmotivated seller.   I don’t care if that is land, cars, boats, etc
