I firmly believe that when people find what they are looking for, no selling has to take place. It is just a matter of finding if your plans will work with that property and if you can get it at a price you are comfortable paying.
Price leads me to a personal philosophy that I want to explain. If you ask any real estate professional to explain who pays the commission, they will always say the seller. My response is “well technically”. In actuality though, I believe that buyers pay for commissions in the form of higher prices. The secret in real estate is that all of the agents who work at the listing company, whose sign is on the property or name is on the ad you called on, work for the seller. They all get paid as a result of the sale. So don’t ever tell them your price, terms or motivation. Make sure you read the “Who represents you?” link on the buyers tab so you understand representation.
What do you want in an agent who is working with you to help find your recreational land? Here is the way I approach helping people: I track down the answer to every single question I would want answered if I were looking to purchase a piece of property myself. I can do this for you with FSBOs or property listed on the MLS. I am not a member of any real estate associations and that means I cannot be a member of any of the multiple listing services, but that doesn’t mean I cannot help you in the process. I think it puts me in a better position because there are no conflicts of interest or potential dual agencies. You get true buyer representation.
