The North Country Lakeshore Process

I am just starting to build the database.  If you are a potential buyer, here is my plan of attack: fill out a contact form, give me your name, email and daytime phone number, and you will be added to my buyer database.  I will be compiling a list of properties that are for sale from a variety of sources that currently are not listed (mostly FSBOs) and emailing that list every couple weeks.  If you see something you like, drop me and email and we can get to work on filling in the details.  Unless you tell me otherwise, all my communications with come via email.  It is less intrusive and allows you to thoroughly understand me because you can read it at your leisure.  I will not call until it gets to a point when that needs to be the method of communication.  But if you prefer a call, that is fine too, just let me know.  The properties do not have to be limited to non-MLS properties either; I can help with ANY listed property or available unlisted properties.  Remember, when you call on a sign, your will be speaking to someone who is representing the seller.

 


Buyer Survey

Often when somebody begins the search for recreational property, they have several ideas in mind of what makes the perfect property: level elevation, wooded with mature pine trees, sand shoreline, large lake, western exposure all within a couple hours of home.  What is more helpful sometimes, are the subtle factors that go into the decision making process.  If you are looking for recreational property and want a little help, please take a minute and fill out a survey.  It helps me understand and clarify your situation.

Questions that need to be answered prior to purchasing

  • What is the lake classification?
  • Does the lot conform to current zoning regulations and if not, can you receive the necessary variances?
  • Does the land have recorded covenants?
  • Are there any peculiarities to the lake that would affect the price of the property?
  • What kind of septic will you need?
  • What changes can be made to the property?
  • Is there anything in the works, formally presented or otherwise, that would cause you to change your mind about the lake?
  • How will you finance the land?
  • Who represents you?
