Thanks for taking the time to check out North Country Lakeshore, LLC.   I'm Bill Oelrich, broker and owner. Don’t let the name fool you.  NCL started out to work exclusively with unimproved recreational land, but I feel there is a void in the outdoor world in MN for people who want to find recreational opportunities beyond ownership or for those who need help with unique real estate circumstances.  NCL is here to help you with virtually any outdoor need you have: finding access to private land, helping with the purchase of an up-north cabin or land, finding hunting land to lease or right down to finding a great resort to stay at.  There isn’t an outdoor related task I will not consider working on.  Just call or drop me an email, tell me what you need help with and I will let you know how I can help.  Fees will be determined on a case-by-case basis and will be extremely fair.  Links will be added and updated to explain each of the services.  Thanks for looking.

A Different Approach to Real Estate

My approach to real estate is different than most agents you will run across. I am building a database of people looking to buy recreational land and For Sale by Owner or “FSBO’s” wanting to sell with one idea in mind VALUE.  When I find out about a new property for sale, I will notify the entire database with a simple email.  My goal is to minimize the cost of buying and selling and then pass those savings along to you.  If you’re selling, that means lower commissions.  If you’re buying that should mean a lower price.

Sellers, if you have recreational property (lake lot or hunting acreage) and are considering selling it on your own (FSBO) , I want to know what you have.  My one promise to sellers: I will not call you and ask to list your property.  I do however need to know about.  Once I know if it, it gets added to my list of available properties which will be emailed to the database of buyers weekly.

Buyers, if you are in the market, however seriously, I want to add you to my buyer database.  My one promise to buyers: I will not call and quiz you about your status with respect to buying.  I will assume as long as you do not ask to be removed from the database, you are still considering buying recreational property.  I hope if you are either buying or selling, you will find my site and company useful.  For specifics on each side of the process, read through the buyer and seller tabs.

Giving Back

I have been blessed with an extraordinary wife and family.  Every day I thank God for giving us healthy children and a healthy family.  But not everyone is so lucky.  With that in mind, 5% of my earned commissions will go to the Juvenile Diabetes Research Foundation.  This organization does wonderful work trying to find a cure for Juvenile Diabetes.  I also believe the greatest thing we can do for our children is to give them the opportunity to get a great education.  With education comes independence.  You can loose everything, but nobody can take away your education.  With it you will always have opportunity.  I feel it is important to support the children of those who made the ultimate sacrifice for our country.  In addition, another 5% of my earned commissions will go to the Children of Fallen Soldiers Relief Fund.  Help give them something their lost parent can no longer provide.
